WHY does Neskonlith Housing conduct home inspections?
- To assess and record the condition of homes
- To identify and prioritize needed home repairs and determine the cost of repairs
- To identify problems early, which can reduce the cost of repairs for the Band or tenant
- To help ensure community members are living in healthy, safe housing
WHEN will home inspections will be done?
- Each year on a number of homes
- Before a tenant moves into a home
- After a tenant moves out of a home
- If the Band has reason to believe the tenant is not caring properly for the home


WHO does the home inspections?
Regular annual inspections will be carried out by a certified home inspector and a member of staff or Council. Move-in and move-out inspections will be done by a member of the Housing Department.HOW will I know that my home will be inspected?
You will be given at least 24 hours notice that your home is to be inspected. A door hanger will be hung on your front door with the time and day that an inspection will take place. You are expected to be at home during this time.

Neskonlith Housing Inspections Frequently Asked Questions and Answers
There are three types of home inspections. The purpose of the regular inspection is to record the condition of the unit and identify the need for any preventative maintenance or any repairs necessary. Inspections also occur on the day of a move-in to confirm the condition of the property. In addition, when a tenant vacates a property, a move-out inspection is also carried out to identify any necessary repairs.
Regular inspections occur every year.
Regular inspections will be carried out by a certified inspector and a member of the Housing Department. Move-in and move-out inspections are carried out by a member of the Housing Department.
Tenants will be given at least 24 hours notice of an inspection.
The home inspection (see Appendix 6 of the Housing Policy) assesses the condition of the common area, kitchen area, dining room, living room and hall area, bathroom, bedrooms, any other areas of the house, and fire safety (smoke and carbon monoxide detectors). Elements of the house covered by the inspection include walls, floors, doors, windows, plumbing, fixtures and major appliances.
After the inspection the Housing Department will complete a Unit Condition Report which will be reviewed and signed by the tenant. Tenants will be notified of any repairs that are needed and who is responsible to pay for the repairs (either NIB or tenant). Repairs will then be prioritized and completed.
